| To determine if your property is market ready,
below are 3 categories of some general items you may check. Note that this list is
not intended to be exhaustive, and is given only as a reference to help you get started.

General Condition |
Ask yourself,
"Has my property been well-maintained? Is it safe and hazard-free?"
- Have the major systems such as heating and air conditioning, and pool/spa been
routinely inspected and serviced?
- Is the electrical system up to date and up to code?
- Have the back flow and other potential health hazards been inspected and brought up to code?
- Have the plumbing and natural gas systems been inspected for leaks and repaired?
- Has the property been routinely inspected and treated for pests including rodents, termites,
and other wood destroying insects?
- Has the foundation been consistently watered?

Exterior |
Ask yourself,
"Does my property stand out to positively attract buyers' attention?
Is there a 'Wow!' factor when someone drives by?"
- Is the yard neatly landscaped, and free of clutter and debris?
- Has the roof been inspected and repaired to good condition?
- Has the exterior been recently painted in tasteful, accentuating colors?
- Is the sprinkler system in good working order?
- Have the driveway and sidewalk areas been recently power washed?
- Have the exterior window surfaces been cleaned and caulked?

Interior |
Ask yourself,
"Is my property welcoming and inviting to buyers?
When buyers visit, do they feel like they're at home?"
- Have all walls, ceilings, trim, mouldings, and baseboards been recently
painted, stained, or refinished in a color/style consistent with the market area?
- Is all flooring relatively new or been recently conditioned?
- Have all cabinets, counters, sinks, faucets, and hardware been updated or refinished
in a manner consistent with the market area?
- Are all appliances and fixtures new or relatively new and in perfect working order?
- Have the interior window surfaces been cleaned, and latch/slider operation verified?
- Are fire, smoke, and carbon monoxide detectors present and been recently tested for operability?
